Skies 39 is a brand new condominium on the city fringe, in Toa Payoh, being launched for sale end 2015. Around 6 minutes walk from Braddell MRT Station on the North South Line, that is 10 minutes ride from Orchard Road & the CBD. It is developed by Evia Real Estate, who successfully launched projects such as Heron Bay in Serangoon, and Lake Life in Jurong recently.

Toa Payoh is one of the most centrally located and popular residential estates in Singapore, with long term residents. A sought after location, in a mature estate with every amenity and convenience.

Being a mature estate, it is almost fully built up, and new condominiums are rare. In fact, the last one, Trevista, launched more than 6 years ago. Since then there has been no new condos. Skies 39 should benefit from the pent up demand over the last few years.

Skies 39 . About Toa Payoh

Toa Payoh is one of the earliest satellite towns, and one of the closest to the city centre. It sits on the city fringe and is classified as being under the Urban Planning Zone by URA.

The layout of the town follows the urban planning principles of its time. The housing estate is pretty much self-contained, and provides just about everything.

The town centre acts as a focal point. It bustles with activity from shops along its pedestrian malls, and from 2 plazas, that house F&B & fast food outlets like MacDonalds, Starbucks and Ya Kun. There are a variety of shops, an NTUC Fairprice supermarket, banks, a community library, several law firms, and most prominently of all, HDB Hub, the HDB Headquarters.

Nowadays Toa Payoh is one of the most sought after housing estates. On the rare occasions when new flats are available for sale, they are several times over-subscribed.

The garden is known for its display of willows, bamboos and the brilliant reds and yellows of the Delonix regia trees, creating vibrantly coloured paths that provide a relaxing amble or run around the park. At the heart of the park is a 0.8 ha carp pond that features a waterfall and a cluster of islands linked by bridges.

The islands are arranged to provide a sequence of vistas & delightful walking experiences. The park is buffered from the noise and night glare of passing traffic along Jalan Toa Payoh by an elevated slope planted with rows of Angsanas. Skies39 Condo Developer EviaA consortium of Evia Real Estate Pte Ltd (Evia), Maxdin Pte Ltd, and Gamuda Berhad won the site for Skies39 condo with a top bid of S$345.86 million or S$755.30 per square foot per plot ratio (psf ppr), in a very tightly contested HDB land tender.

Evia, the conglomerate, is owned partly by Evia Real Estate Management, and partly by the Ho Lee Group. According to Leslie Lim, Co-Managing Partner at Evia Real Estate, they aim to develop reasonably priced properties with good specifications.

The company has earned quite a strong reputation in the executive condominium (EC) market in recent years. Its first EC was the 416-unit Watercolours in Pasir Ris, that sold out within 6 months. That was followed by the 546-unit Heron Bay in Upper Serangoon View, that launched to enthusiastic response and was over 90 percent sold over its first weekend.

Its most recent EC was Lake Life in Jurong, that opened to an even more overwhelming response. Lake Life sold 98 percent of its 546 units by the 2nd day of its launch, marking a new record for the fastest-selling condominium on the first day of sales for both ECs and private condominiums in Singapore, since the Total Debt Servicing Ratio (TRSR) framework was introduced in June 2013.

For the Skies39 condo, Evia will carry through the same level of thought and quality specifications, that characterise its previous projects.
